Northern Beaches
A Peninsula With Water on Both Sides
The Northern Beaches is a long peninsula with the ocean on one side and Pittwater, the lagoons and the wetlands on the other, and bushland running down the middle. That geography is why the pest work here looks nothing like the work in a dense inner-city suburb: the pressure comes from outside the building, from the water, the sand and the bush, rather than from the building next door.
The soils are sandy and free-draining behind the dunes, changing to heavier profiles up the slopes and in the gullies. Salt-laden air corrodes flashings, fixings and screens, and salt damp works on the older masonry. Together those give you buildings with more openings than their owners think and subfloors that stay damper than they look.
Housing is a big part of it too. A large share of the stock is weatherboard, fibro and timber-framed from the 1950s to the 1970s, much of it never renovated below floor level. Timber in ground contact — deck posts, garden steps, retaining walls, stumps left after tree removal — is close to universal, and it is the most common way termites reach a building.
The Pests That Dominate Our Northern Beaches Work

Unrenovated weatherboard and fibro homes on sloping treed blocks are the standing risk, particularly where a deck, pergola or retaining wall puts untreated timber in direct ground contact. Stumps left after tree removal are a specific local problem: a felled tree leaves a food source with a short walk to the house.
Mosquitoes from the lagoons and wetlands
Narrabeen Lagoon, Warriewood Wetlands, Dee Why Lagoon and Curl Curl Lagoon drive mosquito pressure from spring through to autumn, and saltmarsh species will travel well inland from the water. Yard management — blocked gutters, pot saucers, bird baths, boat and trailer covers, unused pools — matters more here than anywhere else in Sydney.
Brushtail possums from the reserve edges
Bush corridors behind Elanora Heights, Narraweena, Cromer and the headland reserves put possums against roofs continuously. They enter through a lifted tile, a broken barge board or a gap at the eave. Under NSW National Parks and Wildlife Service licence conditions a trapped possum must be released unharmed, after sunset, on the property of capture and within 150 metres — so proofing the roof is the actual solution, not removal.
Bed bugs and fleas in holiday lets
The northern end of the peninsula, from Avalon Beach to Palm Beach, turns over holiday rentals weekly through summer, which moves bed bugs between properties. Empty holiday houses also produce the classic wave of flea emergence when a family arrives and the dormant pupae in the carpet all hatch at once.
Salt, Sand and the Things They Do to Buildings
Coastal exposure shortens the life of every barrier a building has. Screens corrode and tear at the corners, weep hole covers rust out, flashings lift, sealant perishes and vents rust through. Each of those is an entry point, and on a beachfront property they appear faster than most owners inspect for them. A great deal of useful pest work on this peninsula is simply finding and closing openings.
External treatments also break down faster here. Product applied to eaves, window frames and external walls degrades under full sun, salt spray and driving rain, so exposed and beachfront properties genuinely do need attention sooner than an equivalent house two suburbs inland. That is not an upsell; it is what the exposure does.
Sandy subfloors bring their own issue. They are dry, loose and easy to dig, which makes them excellent flea larval habitat wherever a dog sleeps underneath, and easy going for ants. They also mean subfloor ventilation and drainage details matter, because sand moves and the clearance you had five years ago may not be the clearance you have now.
What the Season Does Here
Spring, September to November
Mosquito breeding starts as the lagoons and wetlands warm, and this is the window where clearing standing water around the property pays for itself. Ant activity climbs and termite alates fly, which is when many owners first discover an established colony.
Summer, December to February
Peak mosquito and fly pressure, the holiday-let turnover that moves bed bugs up the peninsula, and spiders in and around beach houses that have been shut up. Empty houses reopened for the season are where flea emergence shows up.
Autumn, March to May
Wasp nests reach their maximum size and defensiveness, and possums and rats begin looking for a warm roof cavity. Autumn is the best window on the Northern Beaches for roof proofing, because it lands before the animals are already inside for winter.
Winter, June to August
Quiet outside, busy overhead. Most winter call-outs on the peninsula are noise in the ceiling — possums or rats that got in during autumn. It is the right season for inspections, subfloor work and proofing rather than treatments.

Getting Around the Peninsula
There is essentially one road up the peninsula, and it dictates how work here gets scheduled. A job at Palm Beach and a job at Fairlight are not interchangeable slots. We run the peninsula in geographic blocks rather than criss-crossing it, which is why a booking at the northern end may land on a different day to the one you would get at Manly — and why telling us your flexibility genuinely helps.
Driveways are the other local constraint. A lot of the housing from Bilgola through to Avalon Beach and Palm Beach sits on steep blocks with narrow, sharply pitched driveways and limited turning space, and some properties are only reachable on foot from the street. Where that applies, let us know when you book, because it changes what equipment can come and how long a job takes.
For holiday houses and rentals, the changeover day is the most useful piece of information you can give us. Empty properties are far better to work in: carpets are clear, beds are stripped, and a bed bug or flea treatment done between guests is both more effective and much cheaper than one done in response to a complaint mid-stay.
Water on Your Own Property Matters More Than the Lagoon
Gutters and downpipes
A blocked gutter holding a few centimetres of water for a week breeds more mosquitoes closer to your bedroom window than a lagoon four streets away. Coastal properties block faster because of leaf drop and salt corrosion at the joints, so clearing them twice a year is worth more than any treatment.
Boats, trailers and covers
A tarpaulin or a boat cover with a low point holds water for weeks after rain and is one of the most productive breeding sites on a Northern Beaches property. Tension covers so they shed, or drill and grommet the low point. Tinnies left upright do the same thing.
Pot saucers, bird baths and pool covers
Small volumes are enough. Empty and scrub saucers and bird baths weekly rather than topping them up, and check that a pool cover is not carrying a puddle. An unused pool or a neglected pond is the single biggest source there is.
Water tanks and sumps
Screens on tank inlets and overflows perish and corrode quickly this close to the ocean. Check them annually. Subfloor sumps and pump pits under the older beach houses are worth a look at the same time, because nobody ever thinks of them.
