What Pest Control Actually Costs in Sydney
Treatments start from $89. That is the honest floor, and it covers a straightforward job on a standard home or unit. Beyond that, anyone who quotes you a firm number over the phone without asking about your property is guessing, and a guess given confidently is how people end up with a bill that does not match the booking.
We would rather set out what actually moves the price, because once you understand that you can read any quote — ours or a competitor’s — and see whether it is complete. The variables are not mysterious. Property size and storeys, which pest, how far it has gone, how accessible the affected areas are, whether it is a single visit or a schedule, and whether a follow-up is included.
What we will not do is publish a table of prices that turns out not to apply to your house. You get a fixed price for your property before any work starts, confirmed in writing, and it does not move afterwards unless you ask us to do something different.
The Six Things That Move the Price
Size and number of storeys
Floor area is the obvious one, but height matters more than people expect. A two-storey house needs different access equipment to reach eaves, window frames and the roofline, and that takes time. For external treatments the run of accessible wall and eave line matters more than the number of bedrooms inside.
Which pest, and how many
A general external treatment is at one end of the range. Termite inspection and management is at the other, because it involves a detailed inspection, a written report and often a physical or chemical system around the building. Bird proofing is installed physical work and priced like construction, not like a spray.
How far it has gone
A cockroach problem noticed in week one is a different job to a block that has been infested for two years. Established populations need more product, more time and usually a follow-up, and in a unit block they need coordinating across several apartments rather than one.
Access
Subfloor clearance, a roof void with no manhole, a locked side gate, stored goods against the walls, a second-storey eave over a garden bed — all of these lengthen a job. Clearing access before we arrive is the single cheapest thing you can do to keep a quote down.
One-off versus scheduled
A single visit costs more per attendance than a scheduled service. Commercial premises with a food licence almost always want a schedule, because documented ongoing control is what an auditor asks for. Homes are usually annual or six-monthly depending on the pest and the exposure.
Whether a follow-up is included
This is the most common reason two quotes for the same job look different. Some pests genuinely need a second visit — bed bugs and established German cockroach populations in particular. A cheaper quote without a follow-up is not cheaper if you have to pay for the second visit separately.
Why Two Quotes for the Same Job Can Look Different
Almost always, scope. Read what is actually included before comparing numbers. Is the treatment internal and external, or external only? Is the roof void included? The subfloor? The garage and the shed? Is the yard perimeter part of it? Two quotes that differ by half usually differ because one covers three of those and the other covers all six.
The second common difference is whether an inspection is separate. On termite work especially, some quotes include the inspection and report and others treat it as an additional charge. The third is the follow-up, and the fourth is whether the price is fixed or an estimate that gets revised on the day.
Very low headline prices are usually a call-out rate rather than a treatment price. There is nothing wrong with a call-out model as long as you know that is what you are buying, but it is not comparable to a fixed price for a completed job, and comparing the two is how people end up surprised.
Six Questions to Ask Before You Book
Is that a fixed price or an estimate?
The answer should be unambiguous, and it should be in writing. An estimate that becomes a different number on the day is the most common complaint people have about pest control, and it is entirely avoidable by asking this one question first.
Exactly which areas are included?
Internal, external, roof void, subfloor, garage, shed, yard perimeter. Get the list. This is where quotes genuinely differ and it is the fastest way to compare two of them properly.
Is a follow-up visit included, and for how long?
For bed bugs and established cockroach populations, a single visit is rarely enough. Ask whether a return visit is in the price, and what the window is. A quote that includes it may well be the cheaper option overall.
Is the technician licensed?
Pest management technicians in New South Wales work under a licensing regime. Ask, and ask for it to be named on the paperwork. A business that hesitates on this question has answered it.
What happens if the problem comes back?
Get the answer before you book rather than after, and get it in writing. Different businesses handle it differently and there is no universal standard, so an assumption here is worth nothing.
What do I need to do before you arrive?
Preparation genuinely affects the outcome. Vacuuming before a flea treatment, clearing access to the subfloor, moving furniture off the walls, taking the washing in — a business that gives you a proper preparation list is a business that expects the treatment to work.
Where Costs Sit Highest, and Why
Termite work is the biggest single spread. A general treatment and a termite management programme are not the same category of purchase: the latter involves a detailed inspection, a written report, and often a chemical or physical system installed around the building perimeter. Bird proofing is the other one that surprises people. Netting, spikes, post-and-wire and solar panel mesh are installed physical work, priced on the length of ledge, the area to be closed, the height and the access equipment. At the other end, general treatments, ant and spider work, flea treatments and single-pest call-outs sit closest to the $89 starting point. If several pests are involved it is almost always cheaper to deal with them in one general pest control visit than as separate bookings. Clearing access is the cheapest thing you can do: unlock the side gate, clear the subfloor and roof void entries, move stored goods off the walls, move outdoor furniture and pot plants away from the external walls, and take the washing in. Access problems are one of the main reasons a job takes longer than quoted.
Do you charge a call-out fee on top?
No. The price we confirm is for the completed job, not an attendance fee with the treatment charged separately. If you are comparing us with a quote that looks much cheaper, check which model it is, because a call-out rate and a fixed treatment price are not comparable numbers.
