Why Pests Become a Building-Wide Problem in Strata
In a strata building, pests often live in the spaces nobody owns individually. Bin rooms, garbage chutes, basement car parks, service risers, roof voids and wall cavities connect every lot, giving cockroaches and rats routes between units. That is why professional pest control in strata usually needs to start with common property rather than with whichever lot reports a problem first.
Sydney’s building stock adds its own problems. Red brick walk-ups from the 1960s and 70s in Randwick, Kogarah and Dee Why often have old garbage chutes, timber window frames and cracked brickwork that let pests in. Newer towers in Green Square, Wolli Creek, Rhodes and Parramatta have large basements, shared risers and ground floor food tenancies that attract rodents. Townhouse complexes across the Hills District and Sutherland Shire combine garden beds, timber decks and shared fences, which suits termites.
Under section 106 of the Strata Schemes Management Act 2015, owners corporations have obligations relating to the maintenance and repair of common property. Where pest activity is associated with common property, responsibility may therefore fall to the owners corporation, depending on the circumstances and the scheme’s by-laws.
Why Is Scheduled Strata Pest Control Essential?
Supports the Committee's Obligations
Written reports after each visit give the committee and strata manager a clear record of how common property pest activity is being managed.
Reduces Repeat Complaints
Treating shared areas on a schedule addresses activity at the source, which cuts down on the same complaint returning from different lots.
Protects Building Value
Pest complaints and termite damage can appear in committee minutes and strata reports that buyers review, so keeping activity under control protects every lot in the scheme.
Signs of Pests in Your Strata Building
In strata buildings, the first sign of a problem is usually a resident complaint rather than a sighting by the committee. Our FAQ on who pays for pest control in NSW strata explains how responsibility is usually split.
Complaints From Several Lots
When residents on different floors report the same pest problem, it can indicate activity within shared areas or building services rather than an issue isolated to one unit.
Droppings in Bin Rooms and Car Parks
Rat droppings along basement walls, behind bins and near storage cages show rodents are feeding and nesting on common property.
Cockroaches in Risers and Cupboards
Cockroaches in meter rooms, service risers and hot water cupboards suggest they are moving through the building's pipe and cable routes.
Noises in Ceilings and Wall Cavities
Scratching at night in roof voids or ceiling spaces above top floor units usually means rats, mice or possums have found a way in.
Mud Tubes on Brickwork
Thin mud tubes on basement walls, brick piers or fence posts are a sign that subterranean termites are moving into the structure.
Bed Bugs Reported Next Door
Bed bugs can travel between units through wall penetrations and shared corridors, so one confirmed case calls for checks in adjoining lots.
How We Inspect a Strata Building: Common Property Survey
Common property walk-through: We inspect bin rooms, chutes, basements, stairwells, lift lobbies, gardens and the building perimeter.
Riser and service duct checks: We check meter rooms, risers and plant rooms where cockroaches and rats travel between floors.
Rodent activity mapping: We trace droppings, rub marks and gnawing to find entry points and nesting sites.
Termite inspection: We inspect accessible timber, subfloors, brickwork and garden edges for termite activity and conducive conditions.
Resident report review: We go through complaints held by the strata manager to see which lots and floors are affected.
Pest Control for Common Strata Pests in Sydney
Cockroaches
German cockroaches spread between kitchens through shared walls, while American cockroaches come up from sewers and drains into basements and risers. Each species needs a different treatment.
Rats and Mice
Rats nest in basements, bin rooms and garden beds and travel through ceilings and cable trays. We control them with locked bait stations, traps and proofing on entry points.
Termites
Subterranean termites reach strata buildings through soil, garden beds and slab penetrations. Townhouse complexes and older timber buildings are most at risk, but concrete towers are not immune.
We look after apartment towers, walk-up blocks, townhouse complexes and mixed-use buildings. Residents treating a single unit can see our apartment pest control page.
Strata Pest Control Services in Sydney
Common Property Pest Control Program
Scheduled treatment of bin rooms, garbage chutes, basements, risers, stairwells, gardens and the building perimeter, using gel baits, targeted residual treatments and dusts in voids. Most buildings run quarterly; sites with food tenancies or a rodent history may need more visits.
Rodent Baiting and Proofing
Locked, tamper-resistant bait stations in basements, bin rooms and along garden edges, traps where baits are not suitable, and sealing of gaps around pipes, roller doors and drains. Every station is checked and recorded at each visit. See our rodent control service.
Termite Inspections and Management
Termites are often the most expensive pest risk for a strata scheme. We inspect common property at least yearly and recommend a chemical soil barrier or in-ground baiting system where activity or high risk is found. Our termite treatment page explains each system.
Individual Lot Treatments
Unit pest control for individual lots that need it, booked alongside the common property program, so the source of the problem and the affected units are treated together.
What Does Strata Pest Control Cost in Sydney?
Strata pest control is priced per building rather than off a list, because a twelve lot walk-up and a sixty lot tower with three basement levels are completely different jobs. Every quote starts with a free building assessment.
Common property programs are priced on the size of the building, the areas treated and the visit frequency. Rodent programs are priced on the number of stations, and termite work is quoted separately after inspection.
You get a fixed written quote the committee can table at its next meeting. Our commercial pest control page covers mixed-use buildings, and you can book a building assessment whenever suits the strata manager.

Strata Pest Control FAQs
Who pays for pest control in a NSW strata building?
Generally, the owners corporation (often called the body corporate) pays for pests on common property and lot owners pay for pests inside their own lot. Where pests inside a lot come from common property, responsibility may fall to the owners corporation. Your by-laws may also set out different arrangements.
How often should a strata building have pest control?
Many buildings suit a quarterly common property program, while buildings with food tenancies, a rodent history or large basements may need more frequent visits. We recommend a schedule after assessing the building.
Why do pests keep coming back after units are treated?
If the underlying activity is coming from common property or shared building services, treating an individual lot may provide only temporary relief. A building-wide inspection shows where the activity is coming from.
Do residents need to leave during treatment?
Not for common property work. Residents may be asked to keep pets and children away from treated areas until they are dry. For lot treatments, we explain any preparation and re-entry time when we book.
How much does strata pest control cost in Sydney?
It depends on the building size, number of common areas, pests involved and visit frequency. Every building gets a free assessment and a fixed written quote before any work starts.
Are termite inspections required for strata buildings?
NSW law does not generally require routine termite inspections of existing strata buildings, but the owners corporation must maintain common property. Regular inspections are the simplest way to find termite activity before it becomes structural damage.
Do you treat bed bugs in apartment buildings?
Yes. Bed bugs can spread between units through wall penetrations and shared corridors, so we treat the affected lot and recommend checks in adjoining units. See our bed bug pest control page for how treatment works.
Can you help with rats in our basement car park?
Yes. We install locked bait stations, set traps where needed and seal gaps around roller doors, drains and pipe penetrations.
Do you service townhouse and villa complexes?
Yes. Townhouse and villa complexes often have more garden beds, timber and subfloor space than apartment towers, so we focus on termites, rodents and ants around shared grounds and fences.
