Party Walls Change How Everything Gets Treated
The Inner West is a terrace and semi landscape: Victorian and Federation rows, workers’ cottages and semis on narrow blocks, from Glebe and Forest Lodge out through Leichhardt, Rozelle, Lilyfield, Petersham, Stanmore, Erskineville, St Peters and Marrickville. Almost every house shares at least one wall with the house next door, and that single fact drives most of what goes wrong.
A party wall is a continuous cavity. Rats travel the length of a terrace row inside it without ever coming outside. Cockroaches use it between kitchens. Termites use it to move from one property’s subfloor into the next, which is why finding workings in one house so often means the neighbour has them too. Treating a single house in a row is treating half a problem.
Underneath, the construction is consistent: timber floors on brick or sandstone piers, ventilation that was adequate in 1900 and is not now, and ground clearance that has been reduced by a century of paving, planting and paths laid over the original level. Damp, poorly ventilated subfloors are the standing condition here, and they are the condition subterranean termites want.
The Pests That Dominate Our Inner West Work
Termites in and under old subfloors
Timber bearers and joists on piers, sandstone footings, low ground clearance and blocked vents give subterranean termites an easy path in. The classic Inner West presentation is workings found in a bearer during a renovation, in a house where nobody had ever had an inspection because the building looked solid from inside.
Roof rats through terrace rows
Mature fig and plane street trees grow into the rooflines, and once a rat is in the ceiling space of one terrace it can move the length of the row through the cavity and the shared roof structure. Baiting a single house rarely fixes it. Proofing the entry points along the row is what works.
Cockroaches from the eating strips
King Street, Marrickville Road, Norton Street, Darling Street and Glebe Point Road carry continuous food-service pressure, and the residences and flats above and behind them inherit it. German cockroaches move from a commercial kitchen into an adjoining residential wall cavity without difficulty.
Ants and spiders in reworked gardens
Small courtyards, raised planters, paved-over yards and new decking create exactly the harbourage ants and spiders want, right against the building. Black house spiders in window frames and under decking are close to universal in the older housing here.
Renovation Is the Biggest Single Trigger
The Inner West renovates constantly, and renovation is the most common reason we get called. Digging out a subfloor for a media room, pouring a slab for a rear extension, underpinning, removing a chimney breast or opening up a ceiling all disturb workings that had been quietly active for years. Owners generally find termites during the build rather than before it.
Worse, some very common renovation details create new risk. A new slab poured hard against old brickwork, a rendered finish carried down over the damp course, a raised deck with posts set in the ground, a garden bed built against the wall of an extension — each one gives termites concealed access that no inspection can see. It costs almost nothing to get the detailing right at the design stage and a great deal to fix later.
If you are planning work, the sensible sequence is an inspection before demolition rather than after, and a conversation about termite management while the perimeter is still open and accessible. Once the paving and landscaping go back, the cheapest options disappear.
The Other Inner West Pressure Points
Converted industrial buildings
St Peters, Marrickville and Sydenham are full of old brick factories and warehouses turned into apartments, studios and offices. They come with disused drainage, redundant services, large voids and loading bays — all excellent rodent harbourage, and all difficult to proof after the fit-out is finished.
The Cooks River and the Bays
Low-lying ground near the river and around Rozelle and Lilyfield holds water, and the stormwater network that drains it is a rodent highway between properties. Damp subfloors in the same low pockets are the reason termite pressure is not evenly spread across the region.
Productive back gardens
Chook pens, compost bays, fruit trees and vegetable beds are part of the character of Marrickville and Dulwich Hill, and they are also a reliable food source for rats and flies. None of it needs removing — it needs the feed secured, the compost turned and covered, and the fallen fruit picked up.
Flats above shops
The one and two-bedroom flats above the shopping strips have the worst of both worlds: commercial waste at ground level, shared services, and a landlord and a shop tenant who each assume the other is dealing with it. These need a whole-building approach or the problem simply rotates.

Access in Terrace Country
Very few Inner West terraces have side access. That single fact shapes every job here: equipment comes through the house or down a rear lane, and where there is no lane it comes through the front door and out the back. It is worth clearing a path from the front door to the rear yard before we arrive, because that is the route the technician will be taking repeatedly.
Subfloor hatches on these houses are often in awkward places — under a rug in the hallway, inside a built-in wardrobe, behind a laundry cupboard, or accessible only from the rear yard through a small vent-sized opening. If you know where yours is, tell us. If you do not, that is common, and finding it is part of the first visit.
Parking is permit-controlled through most of Glebe, Leichhardt, Rozelle, Petersham, Stanmore and Erskineville, and a good deal of Marrickville. Where you can arrange a spot outside, the job starts sooner. Where you cannot, let us know, because it changes how a technician stages equipment.
Heritage conservation areas cover large parts of the region, and they matter for anything external and visible rather than for treatments. Bird proofing on a street-facing parapet, or physical work on a front facade, may need council consent. Internal and rear work generally does not.
Coordinating With the House Next Door
Why it matters here more than anywhere
Attached houses share a wall cavity and often a subfloor. A rat colony, a cockroach population or a termite lead does not stop at the title boundary, so a treatment on one side leaves the source running on the other. This is the defining constraint of Inner West pest work.
How to raise it with a neighbour
Most people respond well to being told plainly and early, particularly for termites, where their own building is at risk too. A written inspection finding is far more persuasive than a conversation over the fence — see pest inspection.
Booking two houses together
Where neighbours agree, treating both halves of a semi or several houses in a row on the same day is cheaper per property than separate visits and materially more effective. Tell us when you book and we will schedule them consecutively.
When a neighbour will not engage
It happens. The fallback is to treat and proof your own side thoroughly — sealing the party wall penetrations, service entries and subfloor openings you control — and to accept that the treatment will need repeating more often than it otherwise would.

If my terrace has termites, does my neighbour have them too?
Very often, yes. Attached houses share a wall cavity and frequently share a subfloor space, and a colony does not recognise the boundary. Where we find activity in one half of a semi or one house in a row, we will always recommend the neighbours have an inspection, because a treatment on one side of a party wall leaves the source untouched.
How much does pest control cost in the Inner West?

Terraces and semis are priced on size, storeys and access — particularly subfloor access, which on older Inner West housing can be tight enough to change how long a job takes. Termite work is a different order of cost to a general treatment. We confirm a fixed price before starting.
We are renovating. When should we book an inspection?
Before demolition, not after. Digging out a subfloor, pouring a rear slab, underpinning or opening a ceiling routinely disturbs existing termite workings, and finding them mid-build is expensive and disruptive. An inspection while the perimeter is still open is also the cheapest moment to put termite management in place.
Why do rats keep coming back to my terrace?
Because they are almost certainly not living in your house. Roof rats move along the shared roof structure and party wall cavities of a terrace row and along the mature street trees that touch the roofline. Baiting inside one house removes the animals currently there and nothing else. Proofing the entry points, and cutting back branches touching the roof, is what changes it.
Do you work with strata and shared buildings?
Yes. A great deal of Inner West work is flats above shops, small strata blocks and converted warehouses, all of which need a whole-building approach rather than unit-by-unit treatment. We can attend site, quote in writing for a committee, and coordinate access across several tenancies on the same day.
Is the subfloor really that important?
On Inner West housing it is the single most important area. Timber bearers and joists on piers, sandstone footings, low ground clearance and vents blocked by a century of paving and planting add up to a damp, still, dark space directly beneath the floor. That is what subterranean termites want. Restoring ventilation and clearing the perimeter is often as valuable as any treatment.
Can you treat a courtyard or paved yard for ants and spiders?
Yes. Small paved courtyards, raised planters and new decking put harbourage hard against the building, which is why ants and black house spiders are so persistent in the older housing here. Treatment covers the perimeter, the paving joints, planter edges, decking undersides and window frames rather than just spraying the open ground.
