Eastern Suburbs
The Eastern Suburbs run from the harbour foreshore down to Botany Bay, and the pest pressure changes with the housing. Dense interwar and 1960s flat blocks through Bondi, Coogee, Kingsford and Kensington share wall cavities, plumbing risers and waste rooms, so German cockroaches and bed bugs move between units rather than staying in one. Sandy, well-mulched gardens and sandstone outcrops suit funnel-webs and redbacks, while damp coastal subfloors under the older timber-framed cottages give subterranean termites an easy way in.

City & Inner
This is the densest building stock we treat. Apartment towers and converted warehouses from The Rocks and Millers Point through Pyrmont, Zetland and Rosebery let cockroaches travel between units through shared risers and plumbing voids, so a unit-only treatment rarely holds. Food-service strips around Haymarket, Surry Hills and Potts Point keep steady pressure on rodents through rubbish rooms and rear laneways. High tenant turnover and short-stay accommodation make bed bugs the other constant across the inner city.
Inner West
The Inner West is largely pre-war housing on narrow blocks: timber subfloors, sandstone footings and shared party walls from Glebe and Forest Lodge out through Leichhardt, Petersham, Stanmore and Marrickville. Those subfloors and the mature, leaf-heavy gardens behind them make termites the standing risk, and roof rats use the cavity walls and ceiling spaces of terrace rows to move the length of a street. Rear extensions and second-storey additions routinely disturb nests that had been quietly active for years.
Lower North Shore
Bushy gullies run down to Middle Harbour and Lane Cove right through this area, and they bring brushtail possums into roof cavities and rats along fence lines and powerlines into ceiling spaces. The housing splits two ways: older harbourside homes at Kirribilli, Milsons Point, Cremorne and Cammeray with timber subfloors and mature gardens, and the newer high-density towers around St Leonards, Crows Nest and Chatswood where cockroaches travel between units. Sandstone retaining walls and rockeries suit funnel-webs and redbacks.
Upper North Shore
The Upper North Shore carries the heaviest termite pressure of anywhere we work. Heavy canopy, deep leaf litter, retained garden beds built up against slab edges and a long history of untreated timber all favour subterranean termites, and the bush reserves through Hornsby, Mount Colah, Mount Kuring-gai and Asquith feed a steady supply. Ku-ring-gai's larger blocks at Pymble, Gordon, Killara, Turramurra, Wahroonga and Warrawee add possums in ceilings and rats coming off the reserve boundary. Annual timber pest inspections do more here than anywhere else in Sydney.
Northern Beaches
Sandy soils, salt damp and dense coastal vegetation make this a heavy termite and spider area, particularly through the older weatherboard and timber-framed housing at Fairlight, Harbord, Queenscliff, Curl Curl and up the peninsula to Avalon Beach and Palm Beach. The bush corridors behind Cromer, Narraweena and Elanora Heights push possums into roof cavities and rats into ceiling spaces. Through summer the lagoons and wetlands at Narrabeen and Warriewood drive mosquito pressure hard, and holiday-let turnover raises the bed bug risk on the northern end of the peninsula.

Southern Sydney
Much of this area sits on low, reclaimed ground near the Cooks River and the northern shore of Botany Bay, and the water table shows in the pest work. Stormwater lines and canals carry rats between properties, and standing water through the wetlands and low-lying yards drives mosquito activity from spring onward. The interwar brick-and-timber homes at Rockdale, Monterey and Sans Souci commonly have damp subfloors, which is what brings subterranean termites in under the perimeter.
Macquarie/Ryde
Roof rats are the standing problem across Ryde and Marsfield: mature street trees grow into the rooflines of postwar brick homes and give rodents a direct path into ceiling spaces well away from any ground baiting. The student and corporate apartment towers around Macquarie Park and Marsfield add high-turnover density, which is where cockroaches and bed bugs concentrate. The waterfront pockets at Putney and Tennyson Point bring the usual river-adjacent mix of damp subfloors and termite risk.
Western Sydney & Hills
Western Sydney runs hotter and drier than the coast, and that pushes ants, cockroaches and spiders indoors hard over summer. The dominant construction is slab-on-ground brick veneer, so termites enter through perimeter penetrations, weep holes and garden beds that have been built up over the slab edge rather than through a subfloor. Newer estates around Blacktown, Castle Hill and the Liverpool and Macarthur growth areas mean a lot of young homes still inside their build warranty, where an annual inspection protects the cover.
